Residential rental screening and fraud review using the report package selected by the property manager, which makes the final leasing decision.
A notice naming AppFolio, FolioScreen, or AppFolio Resident Screening means the property manager used an AppFolio screening report. AppFolio did not approve or deny the application and does not set the property’s rental criteria.
What may be in the report.
The actual fields depend on the product ordered and whether the company has information about you.
- Credit information and a credit score obtained from Experian
- Rental history obtained from Experian RentBureau
- Public landlord-tenant and criminal records returned for the property manager’s screening package
Request, freeze, or dispute the right file.
Use these direct paths instead of a paid credit-repair service or a phone number from an unsolicited message. A freeze at one company does not automatically freeze another report.
Request your report
Use Screening Consumer Relations to request the report tied to a rental application or a full disclosure of information AppFolio holds about you; include the property management company.

AppFolio says it cannot place a security freeze on the Experian credit file used in its screening report. Contact the relevant nationwide bureau for that credit file; CFPB does not list a separate AppFolio freeze.

Use the Consumer Relations dispute route and identify the property, screening report, record, and source. AppFolio says it sends investigation results to both the consumer and property manager.

Official dispute pathFirst three steps.
Do not dispute accurate information just because it led to an unfavorable decision.
- 01 Save the property manager’s criteria, adverse-action notice, and complete FolioScreen report.
- 02 Separate Experian credit data, RentBureau rental history, and court-source records before identifying the error.
- 03 Dispute the specific item with AppFolio and its named source, then notify the property manager that the report is under review.
Separate the reporting-company disclosure from the decision-maker’s action.
The company that supplied a report usually did not make the final decision. Use the notice decoder to choose the credit, banking, housing, employment, insurance, or utility context, then identify the report and next record to compare.
